References to “no income verification,” “no-DTI,” “stated income,” “bank-statement,” “asset-based,” “DSCR,” or similar programs do not mean that a loan is available without underwriting, documentation, or an evaluation of credit risk. These terms generally describe programs that may use documentation or qualification methods different from those used for traditional agency mortgages.
Depending on the loan purpose, occupancy, property, and program, a lender may evaluate bank statements, business cash flow, profit-and-loss statements, assets, reserves, rental income, debt-service coverage, property equity, credit history, or other information.
Consumer-purpose mortgage loans remain subject to applicable ability-to-repay and underwriting requirements. Certain programs may be limited to investment-property, commercial, or other business-purpose transactions.
Program availability is not guaranteed, and all borrowers and properties must satisfy the applicable lender’s guidelines.
Refinancing and Debt Consolidation
Refinancing an existing mortgage may result in higher total finance charges over the life of the new loan, even when the monthly payment or interest rate is lower.
Using home equity to pay unsecured debts may convert those obligations into debt secured by the borrower’s home. Failure to meet the obligations of a mortgage loan may result in default and foreclosure.
Borrowers should consider the new loan term, total interest, closing costs, prepayment considerations, and long-term financial impact—not only the proposed monthly payment.
Reverse Mortgage and HECM Information
A reverse mortgage is a loan. Interest and applicable fees are added to the loan balance, and the balance generally increases over time.
Reverse-mortgage borrowers must continue satisfying the obligations contained in their loan documents. These obligations may include occupying the property as a principal residence, paying property taxes, maintaining required homeowners and flood insurance, paying applicable homeowners association charges, and maintaining the property. Failure to satisfy these obligations may result in default and foreclosure.
A reverse mortgage generally becomes due and payable after a maturity event described in the loan documents, which may include the last eligible borrower permanently leaving the property, selling the property, or passing away.
Applicants for an FHA-insured Home Equity Conversion Mortgage must complete counseling with a HUD-approved housing counseling agency and satisfy all applicable program requirements.
